Privacy Policy

This policy explains what information Oráculo, a product of Strategos AI LLC collects, how we use it and the choices people have. It covers two groups: our customers and their users, and the people whose properties appear in public records we compile.

1. Information about our users

1. Account details: name, email, company, role, phone and billing contact. Card details are handled by our payment processor; we do not store full card numbers.
2. Usage: pages and properties viewed, searches, filters, favorites, lists, deal calculator inputs, assistant requests, email opens and clicks, device and log data. We use this to run the Service, personalize lists and emails, keep accounts secure and improve the product.
3. Content you add: notes, uploads, branding, message drafts and call recordings or transcripts on lines you control.

2. Information about property owners

The Service compiles information that is already public or licensed for this use, mainly about real property: ownership and sale records, assessed values, recorded documents (deeds, mortgages, liens, lis pendens), court case indexes and dockets, business filings (Sunbiz), permits, code enforcement cases, tax collector records, professional licenses, legal notices, property listings, and news about businesses and development projects.

1. We link these records to a property and to the owner of record, including companies and their officers.
2. We do not collect personal social media, people search or data broker profiles, financial account data, or information about protected characteristics, and we do not infer them.
3. Customers may contact owners through the Service. Owners who receive a letter, email or call can opt out at any time; an opt out is honored across that customer's organization.

3. How we use information

To provide and secure the Service; compute scores, estimates and reports; send emails users asked for; support outreach that customers approve; bill customers; comply with law; and improve the Service using aggregated or de identified data. We do not sell personal information, and we do not use it for advertising networks.

4. Sharing

With customers (property and owner information shown in the Service); with service providers under contract (hosting, database, email delivery, mail printing, telephony, AI model providers, payments, analytics); when required by law; and in a merger or sale, under this policy.

5. AI providers

Research, drafting and voice features send the relevant records and messages to AI model providers that process them on our behalf and do not use them to train their models under our agreements.

6. Retention

Account data for the life of the account plus [X] years; public record data while it remains relevant to a property; call recordings and transcripts for [X] months unless a customer deletes them earlier; opt out records indefinitely, so they keep working.

7. Security

Encryption in transit and at rest, access controls and audit logs, two factor sign in for org owners, least privilege service keys, backups and monitoring.

8. Your choices and rights

1. Owners and anyone else can ask us to stop outreach, correct an error in a linked record, or ask what we hold about them: privacy@oraculo.miami or [PHONE]. Public records themselves can only be corrected at their source; we will fix our links and stop showing an incorrect link.
2. Users can access, correct, export or delete their account data in Settings or by email.
3. Residents of states with privacy laws (for example California) have additional rights; we honor verified requests as those laws require. [Counsel: confirm which state laws apply at our size and data use.]

9. Calls and recording

Calls on lines run through the Service are recorded and transcribed, and callers are told so at the start of the call.

10. Children

The Service is not for anyone under 18.
